Selling Strategies: Simple Tips to Help Your Home Shine

When you buy a house, it’s only natural to want to change things up a bit. After all, you’re likely planning to settle in for quite some time, so it makes sense to invest in amenities that make it truly feel like home. But what if you’re wanting to sell? People often ask me if it makes sense to put money into a home that they’re planning to vacate. And striking the balance between making a great impression on buyers and not draining your finances in order to do so is a legitimate concern. But the good news is, there are a number of simple and fairly inexpensive solutions that can help your home to stand out in the market. 

Here are just a few of my favourite fixes:

Make an Entrance– It’s often said that you never get a second chance to make a first impression. And that’s particularly true when it comes to the entryway of your home. Make the front door the centerpiece of your home’s curb appeal by repainting it a striking-yet-tasteful colour, or stain it for a more antique look. Add some updated porch lights, a high-end doorknocker and handle and some lovely desert plants in handcrafted urns to make your potential buyers feel warmly welcomed. 

Keep It Neutral– Paint colour is an extremely personal choice, and most buyers will want to customise to their own taste once they move in. That said, a fresh coat of paint will do wonders to help present your home in its best light. You don’t have to stick with traditional white or beige, but try to avoid colours that are too dark and rich, as they tend not to have as wide an appeal. Consider earth tones such as gray or tan. And painting window and door trims, baseboards and crown moulding in complementary colours can do wonders to brighten the space. 

Backyard Beauty– One of the most brilliant things about desert living is the ability to spend much of the year outdoors. So, transforming your backyard into an entertaining oasis is a fantastic way to help your buyer visualise the wonderful times to be had with friends and family. All you’ll need to set the stage is a few pieces of good quality, inexpensive patio furniture, a grill and some potted plants to fill in any extra space. Also consider adding outdoor lighting such as string lights or lanterns as an enchanting finishing touch. 

Fresh Flooring– Giving your floors a facelift is one of the quickest ways to dramatically boost the appeal of your home. Trade worn or stained carpets and outdated vinyl flooring for wood laminate or porcelain tiles that do a remarkable job of emulating the look of more pricey hardwood floors. If the wood look isn’t to your liking, not to worry. Modern tile design has evolved to include just about any colour, shape or pattern imaginable. 

Fantastic Fixtures– You want your kitchen and bathrooms in top form for showing. Fortunately, you don’t need a major overhaul to make them look stunning. Highlight the best features of each space by making small changes such as updating the lighting and installing some new faucets, nozzles, mirrors and cabinet doorknobs. These minor revisions can literally transform the entire ambience of your kitchen or bath.
